JGM is the architect of record and project design manager for the Owners, the YWCA of Los Angeles. As part of this design-build project, JGM suggested and reviewed value engineering results and made recommendations to the Owner.

This seven story, multi-use building which will be built in Downtown Los Angeles, is approximately 154,000 square feet and Type 1 Construction with an automatic fire sprinkler system.

The facility will provide 24/7 housing and educational needs for 400 students between the ages of 16 thru 24. The type of usage includes; 100 Dorm Rooms (4 beds per Dorm), Classrooms, Cafeteria, Commercial Kitchen, Library, Offices and in-house Healthcare Services that includes Infirmary & Dental Care for its population. The building’s courtyard is designed to provide gathering spaces for educational and recreational activities. This area is highlighted by its’ seat walls along landscaped areas and an outdoor amphitheatre. Construction is planned to start in Early 2009 and the Construction Schedule is planned for 24 months.
