| JGM has been engaged by the Los Angeles Family Housing Corporation, a Not-For-Profit organization, to develop their first affordable housing ownership project, which will be sited in Palmdale CA. The intent is to establish starter ownership for first time home purchasers. LAFHC will set up a cooperative, which will cap the equity growth under ownership, assuring that housing units will be available to future purchasers at an affordable price. JGM has been working with LAFHC in planning twenty six acre site off Palmdale Boulevard, under a range of density options. The Paseo Gramercy is based upon two innovations from Great Britain - the development of housing around a open space common to residents, such as Bedford Square in London or Gramercy Park in midtown Manhattan, and Radburn Plan, which separates vehicular and pedestrian traffic, to provide common green spaces and pedestrian paths. The use of both a central village green accommodating community recreation, and more intimate public and semi public spaces of Paseo, provides an intelligent Southern California alternative to the more homogenous and lower density housing morphology of detached single family sprawl.
